Acceptance of Regulations:
By booking the property, you agree to these regulations. The person making the booking is responsible for themselves and anyone accompanying them.

Rates:
Prices are in Euros and cover the specified period. The agreed price includes electricity, water, gas, kitchen linen, bed linen, and towels. We may change the prices at any time without notice, but the agreed price at the time of booking will not change, excluding any extras.

Booking & Deposit:
You can book online at www.maluexclusiveretreat.it. When booking, you will need to provide your details, a telephone number, an e-mail address, the holiday period and the number of people staying.
After booking, you must make a bank transfer as a deposit to secure the booking. A copy of the bank transfer must be sent to info@maluexclusiveretreat.it, and upon receipt, you’ll receive a booking confirmation. If the deposit is not paid on time, the booking will be automatically canceled and the accommodation will be made available for new requests.
The remaining balance must be paid before arrival, based on the rate plan chosen. If payment is made by bank transfer, a copy must be sent to info@maluexclusiveretreat.it for confirmation. Please provide us with your correct contact details, so that we can easily reach you. If the balance is not paid on time, the booking will be automatically canceled with no refund for the deposit. At check-in, you will be asked to sign the short contract in order to comply with Italian law.

Cancellation Penalties:
Reservations can be canceled before arrival, and depending on the rate plan, the deposit may be partially refundable. After the balance is paid, no refunds are available. In case of early departure, the entire booking amount will be retained. Any modifications or cancellations must be made in writing by email to info@maluexclusiveretreat.it and confirmed by the property.

Unavailable Accommodation:
If the booked accommodation becomes unavailable due to force majeure, the manager may cancel the reservation and refund the amount paid. No further compensation will be provided.

Holiday Home Management Rules:
As per regional law, linens will be changed weekly, and the apartment will be cleaned at each change of customer. Extra linen changes cost €15.00 per person and should be paid in cash.
Linen includes sheets and a set of towels per person.
The accommodation is equipped with beds/sofa beds, pillows and blankets, a wardrobe, hangers, drawers, bedside tables or shelves, central lighting, bedside lamps or wall lamps, table for eating meals with chairs, armchairs or sofas in the living room with seats equal to the number of people that can be accommodated, broom, dustpan, bucket, floor cloth. All this is related to the number of existing beds.
Kitchen amenities include an oven, refrigerator, sink, kitchen utensils, two kitchen knives, 1 sugar bowl, a coffee pot, a colander, a salad bowl, a grater, a bottle opener/corkscrew, a can opener, a milk jug, a bin with plastic bags, a tablecloth, napkins, and kitchen towels. For each person, there will be two knives, two forks, two spoons, two teaspoons, two dinner plates, a soup plate, two glasses, a cup, and a small cup.
The bathrooms will be stocked with linen, a waste bin, a mirror, an adjacent electricity socket, a shelf, a brush, and a bath mat.

Security Deposit & Arrival:
The customer must communicate the exact time of arrival at least 24 hours before arrival. The accommodation can be accessed from 3:00 pm to 8:00 pm on the day of arrival unless agreed otherwise with the manager. Upon arrival, guests must present a valid ID. A security deposit of €100.00 in cash must be paid for any damage and/or shortages, and it will be returned on the day of departure after inspection by the manager. The accepted payment methods are cash and credit cards (Visa, Mastercard).

Departure & Return of the Property:
The accommodation must be vacated by 10:00 am, unless agreed otherwise, to allow for cleaning. On the day of departure, the manager or a representative will collect the keys and inspect the property. If the property is left in good condition, the security deposit will be returned. Any damages must be compensated.

Animals
Pets are not accepted.

Rules during the Stay:

  • Please treat the accommodation with care and respect.
  • Notify us of any issues within 24 hours of your arrival.
  • Making copies of the keys is strictly forbidden, and smoking, possession of weapons or drugs, and organizing parties or events are prohibited.
  • The maximum number of people allowed must be respected, and it is forbidden to allow strangers to enter without prior consent.
  • Hosting parties or events is not allowed.
  • The accommodation will be provided clean and in good condition. Customers are responsible for maintaining its integrity, and it is prohibited to move the furniture. When returning the property, customers must leave it in an acceptable state, especially the cleanliness of the kitchenette and dishes, which must be returned clean and organized. Failing to do so will result in an additional charge of €30. Customers are also required to empty the refrigerator and garbage can. Midweek cleaning is available upon request for a fee.
  • Tenants must adhere to the common rules, particularly regarding quiet hours in the afternoon and at night, and should avoid making loud or disruptive noises. Quiet hours are from 10:00 pm to 8:00 am and from 1:00 pm to 5:00 pm. Parents are expected to supervise their children to ensure they do not disturb others.
  • The tenant is responsible for taking the utmost care of the property. The dishes and other household items (chairs, blankets, etc.) should not be taken outside the house. Any non-compliance will result in charges determined by the responsible person. Guests will be held accountable and must cover the costs for any damage, breakage, or loss of items caused by them or their visitors during their stay. Replaced items must be of the same quality as the originals.
  • In case of doubt, the responsible person will retain the entire deposit and will return any difference along with the receipt of the expenses incurred for the repairs at a later time.
  • It is strictly prohibited to take linen out of the accommodation. Sun creams, oils, makeup, hair dye, and other cosmetic products can permanently stain bed linen, sheets, and towels, so we ask you to be careful when using these products.
  • The customer explicitly releases the manager from any liability for direct or indirect damages that may arise from unforeseeable interruptions of essential services such as electricity and water.
  • Inside the apartment, guests can find information and tourist brochures. For any additional information, please feel free to ask the manager.
  • We are not responsible for any loss, theft or damage of your property left in the rooms. We are also not liable for any accidents, thefts, or damage to people or things that occur inside the property.

Privacy Policy Regulation (EU) 2016/679 (“GDPR”):
According to Regulation (EU) 2016/679 (“GDPR”), Malù Exclusive Retreat (the “Data Controller”) is providing information regarding the processing of your data. This includes data provided by you, acquired from third parties, or obtained during your stay or use of our services. This information is provided to help you understand how your personal data is managed when you use our services and to allow you to give express and informed consent to the processing of your data on our website www.maluexclusiveretreat.it where such data may be requested.

This regulation is effective immediately. Failure to comply with any of the rules described above will result in the cancellation of the booking and the removal of the guest from the building without any obligation to return any amount already paid for any reason.
